We hope that you are enjoying this lovely weather and staying safe and healthy. Now that the weather is improving, the Board has performed a “Spring Walk Around” to assess the conditions of the HOA common areas and to identify any property issues.
Susan and Shane Stark, Tim O’Neill and Phil Metcalfe took a walk around the subdivision on May 2nd and we have documented observations below, along with follow-up actions to be taken.
We also appreciate you letting us know of your concerns and we will attempt to provide solutions where possible. Thank you again for helping to ensure we have an enjoyable place where we can all live.
In addition, we are happy to report that the official transfer of the Sunset Dunes roadways and common areas to the HOA is now complete. This means that the HOA now takes on all of the responsibilities previously held by the Developer in the Restrictive Covenants. All future requests for written approval on Restrictive Covenant related items (e.g. building construction, fence installation, tree planting) should be forwarded to the HOA Board rather than to Shaun MacIsaac. More information on this approval process will be communicated in the next few weeks as we continue the work of getting the HOA Committee responsible for this type of written approval activity up and running.
Finally, work is continuing to transition the Sunset Dunes website into a more useful tool for the HOA and we will be communicating more on an updated website roll-out shortly.

SPRING 2021 WALKAROUND RESULTS
Conducted on May 02, 2021. Participants: Tim O., Phil M., Susan S. and Shane S.
- Beach Access Boardwalk
- overall assessment – boardwalk in good shape after the winter.
- 3 spots identified and marked/painted for repair with damage to the boards. Go ahead was given to Paul Dawson to proceed with the repairs.
- spotted a few boards in the adjacent brush, likely from previous repairs, that should be cleaned up (area might need to dry up a bit more to gain access for this clean-up)
- Paul has since carried out the repairs plus more that he identified. Work looks good.
- Beach Access Stairway and Walkway
- the wooden stairway had been pulled up onto the bank last fall. The stairway wasn’t examined in the walkaround but was subsequently identified by Paul and Phil as needing some repairs before being re-installed. The top step and landing needed repairs and go ahead was given to Paul to proceed with the repairs.
- Paul has since carried out the stairway repairs.
- the stairs will be installed in the second half of May by Paul.
- also, need to follow-up with Paul to find and examine for damage the rope length that goes down the single line of posts defining the walkway (likely in the pumphouse). Another follow-up is to contact Shaun on obtaining a key(s) to the pumphouse.
- Common Areas and Flower Beds along Campbells Way Roadway
- subdivision entry flower bed is getting weedy and needs attention. Bethany Smith now contracted to do common area gardening work at Sunset Dunes in 2021, with visits every 3 weeks to maintain these beds along Campbells Way starting in late May.
- flower bed circle at far end of Campbells Way has significant damage from heavy truck traffic over the fall and winter. Sharp turning radius at the end of the roadway makes this flower bed area at risk for further incidents and we may want to look at redesigning this area. For example, install a gravel boundary to the bed rather than a grass boundary as currently in place. Repair plan and long term strategy for this area still needs to be determined.
- identified several old signs and posts from lot sales that need clean-up. Need to follow up with Shaun to see if he will remove these individual lot sale signs. Also, still need to decide what to do with large Sunset Dunes sign advertising the subdivision.
- common area along the shoreline between lot 21 and lot 22 has a significant amount of damage – many downed trees from Hurricane Dorian in 2019. This area needs a major clean-up, being the worst area in the common area, and will follow-up later this year with getting a quote from a professional clean-up firm to assess the go forward strategy.
Other Notes on Properties
- Lot 22 has a fair number of downed trees, including a large birch that fell this winter. No action is recommended for the Board or the lot owner at this time.
- Lot 42 has several standing dead birch trees. The Board will follow-up to contact the lot owner.
- Lot 10 had some tree damage near the road from previous storms that appears to have had some clean-up, but the area still looks somewhat unkept. No action is recommended for the Board or the lot owner at this time.
Roadway and Identified Paving/Patching Repairs
- overall assessment – the roadway has held up fairly well over the winter and spring. For comparison, the Bells Point Road condition is much worse this spring, but this is a reminder of what could occur in a future year at Campbells Way.
- the following is a list of the potential paving and patching areas identified for 2021 based on the walk around:
- largest broken pavement area is near the curve in vicinity of lots 41 & 42
- other smaller areas with pavement damage were:
- Subdivision entry area near mailboxes, uneven pavement area Broken and bumpy pavement area in front of Lot 40
- Broken pavement area along Lot 3
- Spot to patch adjacent to Lot 37 driveway
- Spot to patch adjacent to Lot 36 driveway
- Spot to patch adjacent to Lot 32
- next step is to obtain a quote for roadway repairs for 2021, paving and patching
